The True Costs of Selling a Home in Utah

When you’re putting your home on the market, it can be easy to look at the amount you’re listing it for and think that will be the amount that you’ll have as a profit. Unfortunately, when you’re selling your home, there are a lot of other costs that will cut into your bottom line.

Your Realtor

Paying your realtor is one of the larger costs you’ll have to pay when you sell your house. The percentage that your realtor will take can vary by broker, or a predetermined amount that the two of you agreed on prior to the sale, but you’ll certainly want to take this into consideration when you’re selling a home. If you need to get a certain amount of money out of the sale, then you’ll want to make sure that your list price is high enough to cover the cost of the realtor.

Inspection Reports

When you’re going to sell a house, you have to do a large amount of inspection reports to prove to prospective buyers that your home has a decent foundation and that there aren’t any “surprise” issues with the house. Many buyers will request inspection reports that also look for termites.

Home Repairs

After you receive the inspection report back, you may need to make some repairs to your home. These could be minor, but they’ll still improve the value of your home in the eyes of buyers.

Taxes

You’ll also want to look at the amount of money that your state will take for taxes from your home sale. This will vary by state, but it’s something you’ll want to factor in if you need to receive a specific amount of profit from your sale.
